Director Matthew Rudge explains,” M.C.S. has been a registered S.L. (Limited) company for over 6 years now, initially starting off as an in-house services company for one of Moraira’s most established villa rental agencies. It was this time last year that we acquired an office of our own in Teulada and entered into the public domain, now supplying services to three villa rental companies and many individual and private owners, plus cleaning services for a bank, offices, shops and the local petrol station.
When people buy a home in Spain it usually represents the second biggest investment that people make and it never ceases to amaze me that, after a short time of being here, owners are handing over the keys to their property to neighbors or somebody they have just met at a friend’s BBQ!

Matthew details some of the more popular and most common of the services that they offer.
“One of our most basic services is the control and administration of the property’s keys in accordance with the owners instructions. Then there are the owners that use the property solely for themselves with occasional occupancy so require periodic security and ventilation checks - in these cases we always follow up the inspection with a telephone call or e.mail to the owners informing them of the visits and any relevant matters arising. These owners would normally require the villas prepared and cleaned for their arrival, with the laundry collected and returned after their stay.
However, the majority of our owners do tend to rent their properties themselves from back in Britain and require a variety of relevant services to ensure that their clients have a pleasant and carefree holiday. These services may include our ‘meet and greet’ service, where we would meet the clients at our office - conveniently situated on the main Avenida in Teulada as they come off the motorway - and then escort them to the villa, settle them in and point out any relevant information. Then there is the main part of our business, which is the cleaning and preparation of the villas in readiness for the clients’ arrival. Some owners prefer their own linen to be used, whilst others opt to use our linen – we have high quality bed linen, towels and duvet sets. As people will appreciate, one of the major factors for clients when arriving at their holiday home is for it to be spotlessly clean and well presented. M.C.S. takes great pride in it’s history and reputation with regard to the very high standard of cleaning. In order that those standards are maintained, we have a housekeeper who periodically checks the cleaning and general readiness of the property for the incoming clients. Also, when we take on a new property, we think it is important and reassuring for the lady of the house to be able to meet our housekeeper and together discuss any particular requirements with regard to the villa’s housekeeping.
Other services that owners renting themselves may call upon are those of equipment hire, such as beds, folding beds, cots, high chairs & fans - we can also supply food or welcome packs to be left in the villa ready for the client’s arrival.

We also offer full emergency and maintenance services. It is a sad fact of life that all properties need maintenance and occasionally need urgent attention - the technicians we use have all been with us for several years and are honest, reliable and above all, react on our behalf very quickly, hence blocked loos, burst water tanks, electrical problems, etc., are dealt with both quickly and efficiently. All owners’ clients are given a mobile telephone number should there be an emergency outside of our office hours. In addition to these client services, should our owners wish, we can recommend conscientious and reliable contractors for pools, gardens, painting, heating/air conditioning and even construction work - once again, these people have registered businesses and have proven their reliability and high standards over many years of working with us and in the area”.
